Spring is in the air and the green on the trees is outstanding. I am a HUGE fan of the many green colors that Spring delivers to Houston. I know that you have a favorite tree that you go out to see the new buds and blooms. Mine is the Old Oak. We have two large oak trees in our back yard, and two very new ones in our front yard. I go out to take a look every morning to see the growth. They amaze me that soon, an acorn will grow and then the opportunity for a new tree comes our way. Vanessa gets a kick out of it, as I grab a bagel, a cup of coffee and head out into the yard in my pajamas to witness God's Glory. I have one acorn that popped out two summers ago that is now nearly 3 feet tall, and has hundreds of new leaves blooming. Someday, someone is going to wonder, who planted this tree? Should I leave a note? Do you plant acorns? I would love to hear what you do.....
Remember, when there are more home buyers than home sellers, the prices increase. When there are more home sellers than home buyers, the prices decrease. So, what is going to happen this Spring? Well, we had two very successful years of the "Exxon Effect", bringing inventory to historic low levels.Now that we are seeing the increase in inventory in The Woodlands, the buyers that are out there are being very picky about what they purchase. The sellers are having to prepare their homes to be in top shelf condition, so that when a buyer comes along, they get to purchase property they can move into immediately. It is a win-win, sellers get to sell, and the buyers can choose the home they want.Here is the latest March Market Report from HAR.com. Let me know what you think. In The Woodlands, we are still seeing a shrinking number of properties sold. Our inventory is creeping up, giving buyers more choices when they are making their purchase. Our prices though, are staying flat, so at least, our sellers are still getting a great value for their property, and buyers are excited because we are in a stable market. We closed 111 homes in February of 2016, this is compared to 126 in February of 2015. Our average price per square foot stayed the same, at $146. Here is to a great Spring Selling Season.
