There are schools, shopping centers and extracurricular activity centers throughout the area. Luxurious homes at great prices, in classic neighborhoods, are a win-win combination. Find your home, make a bid, and start planning your move to one of the many places you can call home in The Woodlands, Texas.

Choose Your Buying Power
When you find your dream house, you need to make an offer. However, before you get too excited, be sure to determine beforehand how much money you are willing to pay for your new home. You will also need to determine which method of purchasing power you will be utilizing.  Our team of highly qualified lenders are on standby to help you get your mortgage needs started.

Make a Competitive Bid
You do not want to bid too high or too low, but you definitely want to make a competitive bid. Be prepared to spend a little more for your dream house. Popular homes go fast, and bids are higher. Notify the Woodlands real estate agent or company in charge of purchases and communicate your interest in purchasing your particular home.

The agent will represent your bid to the buyer, whom will either accept or deny your offer. Do not take it personal if the owner decides that your bid is not acceptable. You can always make a higher offer. However, if the owner accepts your bid, you will be asked to complete the legal paperwork.

The Negotiation Process
Be prepared to spend weeks or even months in the negotiation process. When several interest buyers are looking to purchase the same home, there can only be one owner. Usually the buyer with the best means to purchase, and the buyer who has made the best offer gets the key to the house.

If the owner decides not to accept any bid that means that everyone will need to make another bid. Owners know how much they want, and buyers know how much they can afford to spend. Do your homework, and make a bid that you will want the owner to accept.

Be Prepared to Sign Papers and Make a Deposit
Aside from filling out the paperwork and applying your signature to the contract, you may be asked to put down a earnest money deposit. The deposit serves as a guarantee that you have every intention of buying the home in The Woodlands. At this point of acceptance from both sides, the home is taken off the market.

Your deposit is not lost. Instead, it is calculated into the price of your new home. Deposits may be a certain percentage of the purchase price. However, be ready to secure your purchase with ready funds.

The Contract
The contract terms are negotiable, so be sure to read the purchase contract thoroughly. There may be terms you are not familiar with, but a realtor from The Woodlands will be happy to answer your questions. The purchase agreement and contract for a single home dwelling is standardized and is approved by the local estate board in Texas.

Once the purchase contract is accepted or approved, it becomes a legally binding contract. This means that your offer to purchase the home at the accepted price is valid and legal. For this reason, it is imperative that you read the contract, and understand what you are signing.

After the contract is signed, sealed and delivered to the appropriate head, you can begin preparing for your new life in our area we call home. Take the time to view the neighborhoods, and familiarize yourself with all the great amenities in the area. There is no time like the present to start living life in comfort and surroundings of a beautiful community with beautiful people; you will be glad to call your neighbor.
