To put it simply, it depends on the market. Generally, late Spring to early Summer is a very busy time for real estate but it does vary from year to year. Our best advice is to let one of our qualified realtors come take a look at your home, and discuss timing, pricing, and your CMA (Comparative Market Analysis) report. This will help both you and your realtor determine whether it is an appropriate time for your home to go on the market.

Don’t feel bad, this is a common misconception and we hear it all the time. There is some validity that the holiday season may make showings slightly more tricky to schedule, but other than that, the winter months can be very beneficial for sellers. During the Spring and Summer, there is more inventory than in the Fall and Winter months. This means that competition can be more steep during the Spring/Summer. If your home is the only one for sale in the neighborhood, chances are it will get a lot of eyes viewing it simply due to scarcity. Fear not though, as stated in the question above, there are pros and cons to listing during every month, its all about what makes sense for you and your family.

Great question! There are several factors that come into play when determining what your home is worth. A CMA (remember that’s a comparative market analysis) This report will analyze comparable homes that have sold in the past 0-3 months, preferably. The more recent, the more relevant since the market is always fluctuating. For more unique properties, the time frame can be upped since similar properties can be difficult to come by. The CMA will also take many factors, including square footage, number of beds, number of baths, upgrades, area, lot features, roof age, style of residence, flooring, window quality, and many more factors to produce the magic number. Your realtor can help you with all of this! No need to worry!

Short answer, no. Medium answer, no that wouldn’t be in your best interest. Long answer, no that wouldn’t be in your best interest. Sites like Zillow may seem enticing to use to determine your home value but please adhere to my warning, they are using completely unreliable third-party information. If there’s one thing I know it’s that you don’t deserve third-party information. Get your info straight from the horse’s..err..RockStar’s mouth!

Once again, fabulous question. As with anything in life, there are pros and cons to both. A few pros to having a team on your side are an abundance of knowledge and situational expertise. Rick Raanes, our Listing Leader, became a realtor in 2004 and therefore has a cornucopia (try sprinkling that into your everyday vocabulary) of information to help you and our team members navigate through any situation. Another pro we have is 10x more visibility than most solo agents. Since we have a large team, we are able to share coming soon info, buyer needs, and just generally spread the word about your home being for sale. We also have the benefit of having specialized positions to take care of certain tasks. For example, who does your marketing? What about transactions? Will my realtor have enough time to spend with me or will they be busy worrying about other tasks? That’s the beauty of a team. We all have specialized fields, yet we help each other whenever needed. Your Marketing Director (hi) will be responsible for getting your photos scheduled, marketing your home, and generally being just an awesome person. We have a Transaction Coordinator who will work with you personally from contract to close. Our Agent and Client Services Manager will help to make sure you have all of the documents filled out properly and will be there anytime you need help! I could go on all day but I won’t. Just know that our team will take care of you. You and your home are important to every single member of our team, no matter who your agent may be!
