A CMA (remember that’s a comparative market analysis) This report will analyze comparable homes that have sold in the past 0-3 months, preferably. The more recent, the more relevant since the market is always fluctuating. For more unique properties, the time frame can be upped since similar properties can be difficult to come by. The CMA will also take many factors, including square footage, number of beds, number of baths, upgrades, area, lot features, roof age, style of residence, flooring, window quality, and many more factors to produce the magic number.
